We are clear and transparent about our conveyancing costs and will let you know at the beginning how much the legal fees for your home purchase, sale or other transaction will be. These legal costs are fixed and only in very unusual circumstances will our quoted fees change – you would be notified in writing prior to any change.
For purchases you must also factor in the Stamp Duty Land Tax (“SDLT”) in England or Land Transaction Tax (“LTT”) in Wales, which is calculated on the purchase price of the property, whether you are a first time buyer or if you own more than one property. We will advise you of the tax payable when providing you with our quotation.
We charge fixed fees for conveyancing, depending on the property value and location. Our fees depend on the value of the property. The range is as follows:
- Freehold properties: from £1,395 for properties up to £250,000 to £3,675 for properties of £1,000,000 and above – VAT is payable on these fees at the prevailing rate, currently 20%;
- Leasehold properties: from £2,450 for properties up to £250,000 to £4,600 for properties of £1,000,000 and above – VAT is payable on these fees at the prevailing rate, currently 20%.
The cost of disbursements would be payable in addition – these include:
- HM Land Registry fees for registration (£150-£250, no VAT)
- ID checks (£13.50 inc. VAT at the prevailing rate, currently 20%)
- HM Land Registry fees for obtaining title register/plan (£6, no VAT)
- Local authority searches (up to £600, no VAT)
These costs are subject to any increase by the relevant organisation.
On average a transaction takes between 8-12 weeks, but this can vary depending on the circumstances affecting each situation.
